Tennessee's fast-growing river city next to Fort Campbell.
Clarksville is the heart of Montgomery County and the center of most of our business. It pairs a walkable historic downtown on the Cumberland River with newer subdivisions spreading east and south, and it is the civilian home for a large share of the Fort Campbell community.
Roughly 20-30 minutes to Fort Campbell gates depending on the neighborhood, and about 45-60 minutes to downtown Nashville via I-24 outside of peak traffic.
A wide mix: older homes and cottages near downtown and Austin Peay, established brick ranches in the middle ring, and large new-construction subdivisions on the outer edges. Townhomes and duplexes show up mostly in the newer corridors.

What it feels like
Clarksville has the energy of a growing city without the price tag of Nashville. Downtown has been steadily revitalized, there's a strong small-business and restaurant scene, and the riverfront and greenway system get real use. Because the city keeps expanding outward, the character changes a lot from one side of town to the other — which is exactly why it pays to tour neighborhoods rather than shop by ZIP code.

We work with Fort Campbell families constantly, including short-notice PCS timelines, remote showings by video, and VA financing. If your report date is tight, tell us early — the search, inspection and closing calendar can be built backwards from that date.
For investors
